It has been a while since I mentioned our efforts to raise the FHA loan limits for Utah County. When Congress passed the Economic Stimulus Act (ESA) they allowed the Federal Housing Administration to raise loan limits. The limit for Utah County was set at $323,750. However, the limit for Salt Lake, Tooele and Summit Counties was set at $729,750. This significant difference has created inequalities that has dampened the housing market in Utah County, rather than stimulate it, as was intended by the Act.
Congress must have recognized that using the Metropolitan Statistical Areas to set housing loan limits would have unintended consequences because they allowed for an appeal within 30 days. We submitted an appeal in time but it was denied by the Santa Ana FHA field office. It is our hope that HUD will correct this inequality by reviewing the FHA field office rejection and grant our appeal request for a loan limit increase for Utah County.
We visited with HUD while in DC last month. We also met with Rep. Cannon’s office and they are assisting us in the process. We are also working with the Utah County Commissioners, The Council of Governments, The Chamber of Commerce, and Lt. Governor Gary Herbert’s office.
Each of these groups has agreed to submit a letter to HUD asking for our appeal to be reviewed.
We believe that HUD should not have to wait for Congress to pass language allowing for a review of the ESA established loan boundaries to correct the situation created in Utah County. HUD can administratively review the decision by the FHA Santa Ana office and reverse their decision and grant our request for a loan increase.
